Description
A boutique project of 168 residences at the very Botanical Garden in Batumi: the sea two minutes away, the garden one minute away, the city centre fifteen minutes away. The location was chosen for its peace and greenery, which are almost gone in the dense resort development. The main feature is an adaptive terrace, present in every residence without exception. The terrace is delivered fully finished, with built‑in heating and remotely controlled glazing: it can be fully opened, left half‑closed, or closed completely, turning it into a winter garden. This solves the main problem of seaside apartments – a balcony that cannot be used for half a year. The façade is made of natural stone, energy‑efficient glazing and uniquely shaped panels designed for the humid sea climate. Every three floors, sculptural plantings of local Batumi trees grow from cantilevered balconies. The roof is dedicated to residents: a pool, a terrace with a bar and a telescope with a guide, allowing observation of planets and meteor streams. Inside – a second pool, spa and wellness zones, fitness, a yoga and pilates studio, a restaurant, a cinema, coworking space, a library nook, billiards, children’s and lounge areas. The parking is mechanised across three levels. Range of formats: studios 36.5 m², one‑bedroom 43.8 m², two‑bedroom 67.5 m² and three‑bedroom residences 146.4 m² with master bedroom, separate living room, two bathrooms and a private pool.
